Derived from what the read produced, so none of it can drift from the data behind it. A blocker stops a price being presented as complete; it never stops you looking. These definitions are this build’s own — no RRE document specifies them yet.
| Check | Status | What the check found |
|---|---|---|
| Sheet scale | blocker | Scale is UNSET on 1 of 1 plan sheet(s): E4. Nothing on them has been measured, so there is no raceway and no branch wire — together the largest block of material on a job of this kind. Set the scale from each title block on the Drawings screen. |
| Sheets read for scope | warning | 2 sheet(s) were indexed but not read for scope: E1, E2. Panel and distribution gear, feeders and their terminations — typically the largest single dollar block on a job of this kind. Read them, or state the omission on the proposal — the basis of the offer already prints it. |
| Symbol source | warning | No symbol library was found on the drawings, so the symbols are named from the firm's own conventions file (takeoff-model/knowledge/engineers/case-engineering.json) with NECA 100-2006 underneath it. RRE has bid CASE Engineering Inc. (St. Louis MO) before — Chipotle #5801, 920 University Ave Rocklin CA (permit set, 72 sheets, 2026), and what that job taught is what this one is read with. It is still a convention rather than a statement by this engineer about this set, so every name taken from it is reported as "confirm", not as read. Confirm a sample of the named groups on the drawing. Nothing is blocked by this — a default library reads most sets correctly — but a name taken from one is an assumption, and the proposal states it as such. |
| Symbols named | blocker | 231 of 374 marks belong to a group nobody has named. An unnamed group buys nothing, so its count cannot reach a price. Name the groups on the Read-drawing screen and point each at a build-up. |
| Every line prices | blocker | 2 line(s) point at no assembly, so nothing prices them: LED LINEAR TROF/LAY-IN 2'X4', T-24 ACCEPTANCE TESTING. They are counted and reported, and they stay outside the total. Attach a build-up from the catalog, or strike the line. |
| Plan and schedule agree | pass | No line has a plan/schedule disagreement. |
| Lines accepted by a person | warning | 2 of 5 eligible line(s) have been accepted. Work through the rest on the Takeoff screen. |
| Engineer conventions known | pass | Case Engineering has a conventions file. |
| Unsure flags resolved | warning | 2 open flag(s): U1, U6. 3/4" underground PVC bills at 0.00 hr/ft. One of seventeen library labor rates written against an empty column. Preserved as found — the correct value is trade Resolve each, or carry it as a stated clarification on the proposal. |
| Cover sheet read | pass | A cover sheet was found and read; its notes parameterise every later pass. |
What the symbol names rest on. No symbol library was found on the drawings, so these names come from CASE Engineering Inc. (St. Louis MO)’s conventions file rather than from this engineer’s own legend. Confirming a sample on the drawing is worth more here than anywhere else, and each correction is recorded as evidence for the next job.

T-24 ACCEPTANCE TESTING Title 24 lighting controls acceptance testing — ALT#1 | 1 lot | E4 |
LED LINEAR TROF/LAY-IN 2'X4' Lighting fixture type A, 2×4 LED troffer, lay-in ceiling, 9' | 39 ea | E4 |
Edition: 2025 California Electrical Code, because in force for permits from 2026-01-01, as of the bid date 2026-02-19. City and county amendments are the AHJ’s: check them on any job inside a city that amends the code. “To check” means the code requires it and the drawings do not show it: send an RFI, or make the call. Nothing here is added to the bid on its own.
| Section | Status | What the code requires | What the takeoff shows | RRE’s practice |
|---|---|---|---|---|
NEC 2023 300.11, 410.36(B) Support in suspended ceilings | to check | Raceways, cables and boxes above a suspended ceiling are supported independently of the ceiling grid, or by identified support wires; lay-in luminaires are fastened to the grid framing. | In play for LED LINEAR TROF/LAY-IN 2'X4'. Nothing on the takeoff shows it. | RRE carries the fixture support wire as its own item where the ceiling is a grid. |
NEC 2023 600.5(A) Sign outlet at each tenant entrance | to check | At least one outlet at each entrance to each tenant space accessible to pedestrians, for a sign, on a 20-ampere branch circuit that supplies no other load. | No sign outlet or sign circuit on the takeoff. | RRE prices "power to building signage" where the set shows it; the matrix row is left blank where it does not. |
A takeoff cannot settle every article: load calculations and coordination are the engineer of record’s, and workmanship is the inspector’s. Each is listed so nothing is silently skipped. “Waiting on a code read” means the article is in play and this job’s drawing read has not been checked against the code yet: re-run the read, or check it on the drawings.
The RRE item carries no price for the part named, so the estimate has the install labor and rough-in only, and the vendor or sub prices the rest. Send the lighting and gear lists from Material list & vendor quotes.

Question 1 of the estimator-practice interview. The branch method is asked PER JOB even when the estimator's profile is settled — a profile supplies a default, never an answer. This job took the profile default and nothing in the specification bars either method. Every footage line below is priced this way, and the MC conversion rides beside them as a spread column the estimator can choose instead.
A 12 foot per-device company average for lay-in fixture rows, applied to every device on this job because no run has been drawn or measured yet. It is an allowance, not a measurement of this job's routing, and it must not be defended to anyone as one.
Derived alternative, not applied: 44.91 ft/device. A derived figure of 44.91 ft per device is shown beside the 12 ft starting figure and is NOT applied — it is RRE's average on one job (Dutch Bros), not a figure RRE has set. Derived from RRE's own bid, the Dutch Bros CA3207 Marysville extension report (McCormick job #4884): 4,086.57 ft of branch raceway and cable across 5 lines under "Branch Rough", divided by 91 devices counted on 17 device lines = 44.91 ft. Applying it on this job would multiply the raceway allowance by 3.7 and is a judgement about this job's routing, not a correction of an error.
The same reading, converted. The branch section is delivered both ways from one pass: geometry, devices, fixtures and gear are method-invariant and only the branch assembly forks. This is the MC conversion of L-0102's measured paths, carrying the measured-route drift factor because an estimator running MC measures per-homerun on screen and wanders further than Manhattan. It is priced in its own column so the material-versus-labour trade is visible and the estimator chooses. It is never in the base bid, and it was never selected after a reference was seen.
Modelled, not measured. Homerun callouts on E4 were extracted as positioned text, the lighting control panel was located from where they converge, and each circuit was routed Manhattan from its devices back to the panel with a 10 ft rise and a 5 ft stub, then carried at the firm's 1.15 waste factor. The scale on this sheet is UNSET, so the routing rests on tag positions rather than on drawn runs, and this line is flagged as modelled footage wherever it is shown. Striking it removes 5,100 ft of 3/4" EMT from the lighting branch and every coupling, strap, connector and screw that expands from it.
Counted and then set outside the total. The cover sheet's responsibility schedule assigns structured cabling to the owner's vendor, and the schedule is acted on rather than second-guessed. The footage is kept and reported because the responsibility line is a bid-day question on every job and because the raceway that carries this cable is still RRE's — if the answer changes, the quantity is already here and does not need re-reading.
The quantity is sound; the rate behind it is not. This assembly's labor rate is one of seventeen in the library written as a formula against an empty column, so it evaluates to zero hours per foot — 3/4" underground PVC currently bills at 0.00 hr/ft. The rates are the firm's competitive knowledge and the correct values are trade knowledge, not something to infer from the file, so they are preserved exactly as found rather than patched with invented numbers. The line stays outside the total until someone with trade expertise signs the rate off.
Sixteen marks share a geometry signature the reader could not name. The project legend does not define this symbol and the NECA standard does not settle it from geometry alone, so it is reported as found rather than guessed at. Nothing prices these yet: until somebody names the group and points it at a build-up, the count is visible and stays outside the total. Naming it is the single highest-value edit on the drawing screen.
